Expenses in the purchase of a home.

  • VAT
When the house is new, direct from the developer, VAT is paid. The VAT of the house is in the year 2020 at 10%.
VAT is paid by the final consumer of any product when the person delivering it is a professional or businessman. For this reason, when the person selling is an individual, VAT is not paid, but ITPAJD.
If the house has a garage, it is also taxed at 10% VAT, with a maximum of two spaces.
  • ITPAJD
The property transfer tax and documented legal acts are paid when we buy the home from an individual. The tax rate varies according to the autonomous community, theirs is to look on the website which corresponds to yours. For example, in Andalusia it is 8% of the purchase price.
Also, some communities offer bonuses.
For Documented Legal Acts, a percentage that depends on the autonomous community is also paid. For example, in Andalusia, it is 1.5%.

  • Notary fees
Normally, the buyer pays notary fees for the deeds. If there is a mortgage, there are two deeds to be made.
Management expenses
Add your invoice, with VAT. You will also pay VAT for the notary and the registry.
  • Home appraisal
In case of asking for a mortgage, the bank sends an appraiser. The cost is assumed by the buyer.
